Office Real Estates: Vienna is Twice as Expensive as Klagenfurt

Whilst the rental prices for office real estate in Vienna range between 9 and 20 Euro per sqm, the prices in the state capitals are only half of the price.

When comparing the state capitals in Austria the lowest rental prices for office spaces can be found in Klagenfurt with about 4 Euro per sqm and in St. Pölten with 4,5 Euro per sqm. In Linz and Salzburg prices start at 5,5 Euro per sqm, in all the other state capitals Bregenz, Eisenstadt, Graz and Innsbruck the lowest prices lie at about 6 Euro per sqm. Compared to that Vienna`s office rental prices start at about 9 Euro.

In the high-end segment Vienna`s prices are twice as expensive as in the most other state capitals. With 20 Euro per sqm leaser have to pay double as much as in Graz, Innsbruck, Salzburg, Bregenz or Linz. In Eisenstadt, Klagenfurt or St. Pölten the highest rental prices lie at about 8 to 8,5 Euro per sqm.

Compared to other European capital cities Vienna`s high-end office prices are in the low segment. Also in Berlin and Prague, Bucharest or Budapest the prices lie at about 20 Euro per sqm. With about 95 Euro per sqm leasers have to pay the highest price for office spaces in London.
